How does Compass Concierge work?
A seller working with a Compass agent is eligible to apply for Concierge and may be approved for the program if they satisfy program guidelines. Buyers, whether or not working with a Compass agent, are ineligible to apply for Concierge.
The seller has full discretion over how the funds are used, including but not limited to the type of improvements and the vendors used to complete such work. The buyer can request certain improvements be completed, but these requests are to be made through the seller and will be approved by the seller in their sole discretion.
As provided in the loan agreement for Concierge Capital and the Client Services Agreement for Concierge Classic, the seller is ultimately responsible for repaying for funds, even if the funds are being used for improvements requested by the buyer. Subject to the applicable Concierge terms, the seller will be required to repay the concierge funds when the home is sold, the listing agreement is terminated, or 12 months from the Concierge start date (whichever occurs first).
Yes. A Compass-represented seller can apply for and use Concierge, assuming they meet all program criteria. The seller would remain in control of the funds, and in their sole discretion, determine whether to make the improvements identified in the closing contingency.
